Scaffolding will start being installed around the front/back entrances and north emergency exit next week to finish removal of the remaining brick. Painting and finishing will continue. All residents should be prepared for work on the exterior of their unit at any time and use caution around work areas. Please see the Oct 17 notice on the Construction Notices page for full details.

The dark grey brick tile veneer on the exterior of the building needs to be replaced. This work requires the removal of the existing tile and the installation of new Hardie Board plank siding. In some areas, added repairs to the underlying building components may be needed.
The repairs made to the roofline last year will also be competed and will entail tying in the exposed moisture barrier paper with the existing siding. General sealing around windows, balconies, and vents will take place throughout the exterior of the complex as required.
This work originally started in 2024 on the west side of the building. Work is currently underway and will last through the summer with a targeted completion date of September 2025.
All residents and visitors can expect to be impacted, either directly or indirectly, by construction activities. We ask all residents and visitors to exercise caution and remain aware when they are near active construction activities. Some general disruptions all residents and visitors can expect are:
Increased noise from demolition and construction activities. This will be limited to daytime hours (8 AM – 8 PM), Monday to Friday, though work on the weekends may sometimes occur.
Debris from removal of brick tiles and various building materials. Dust can also be expected, and we recommend residents close their widows and patio doors, especially during demolition activities. Additional garbage bins will be on site to dispose of these materials and steps will be taken to mitigate dust.
Building materials will often be stored on the property throughout the complex.
Fencing and other temporary barriers.
Equipment such as lifts, scaffolding, ladders, etc.
Construction crews during daytime hours, including general labour workers, inspectors, and various other trades. Overnight security will also be on site during various stages of the project (if required).
Visitor parking will be limited during construction as several stalls will need to be used for materials and equipment storage. Unfortunately, the lawns around our property are city-owned and the visitor parking is the only accessible area available. Temporary fencing will be installed to block off this area. Please be advised that visitor parking is for visitor use only, and cannot be used by residents of Studio ED.
If you have brick tile veneer on the exterior of your unit, or if it was removed last year, you will be directly impacted. Please ensure you remove all items from your balcony prior to the start of construction. Portions of your balcony railings will also be removed, and access will be restricted.
Access to the exterior of your unit, including your balcony, may be required even if you do not have brick tile on your unit’s exterior. Please check the status of your unit on this page often for the latest updates and notices. Additionally, watch your emails for additional information pertaining to your specific unit.
Lastly, access to an electrical outlet is required for crews to plug into to power their tools. Where possible, this will be done from a common electrical outlet, however there may be times when the power outlet on your balcony will be used. If this is the case, usage of your outlet will be limited to only the work being done to your unit. As crews will be using low-voltage tools, power usage will be very minimal and should have little to no impact on your power bill. Please ensure that your exterior outlet remains accessible at all times.
